Our Services:
Senior Debt
First charge debt, secured by the assets or other collateral of the borrowing entity, often including liens over properties. Senior debt takes priority over all other forms of debt for redemption, reducing the risk to senior debt lenders and allowing them to offer lower rates than other forms of debt.
Development
Funding for the construction, conversion or refurbishment of residential properties, including houses, flats, apartments and HMOs. Projects can involve any number of properties, from single units to large, multi-phased developments. Development loans may also cover site purchase.
Bridging
Short-term, property-backed loans, used to raise capital to secure a variety of opportunities. These can include purchasing an investment property or site with planning, injecting cash into a business, or funding a project. Bridge loans can provide funding more quickly than traditional finance.
Stretch Senior
Development financing beyond the parameters of a typical development loan. Stretch funding is a useful tool for property developers facing budget constraints, who require additional funding to complete their projects.
Mezzanine
Used to provide additional capital beyond senior (1st charge) debt financing, without diluting ownership. A mezzanine loan is typically structured as a subordinated loan, siting between senior debt and equity in the project structure.
Equity
Used to fund development projects through a partnership between two or more parties. Typically used by property developers to add additional capital, knowledge and experience to a project, in exchange for a share in profits.
